Comprehensive Listing Preparation

Input property information in the MLS
Upload property photos
Add HOA, RPD, LBP, or any other necessary documents to the MLS

Title Company Collaboration

Inform title of new listings for title preparation
Provide seller information to initiate paperwork
Inform title of commissions per agent and any additional commission

Compliance Management

Assist in obtaining signatures and correspondence throughout the listing process
Ensure the Listing Folder is compliant
Review Listing Folder and submit for approval

MLS Status Updates

Update MLS status once the property is under contract
Close out the MLS once the property has closed
Ensure MLS is closed out in the Team name, if applicable

Note: We do not schedule pictures or put signs in the yard.

Listing Assist Fee Details

$149

Invoiced one day after the property is listed on the MLS
If using Contract to Close, fee deferred until end of transaction
Fee can be passed on to your client

Combined Services Pricing:

Listing Assist + Contract to Close: $448

If the property is taken off the market or terminated, Red 1 Realty will invoice you for the $149 listing assist fee.

Title Company Communication

Inform the title company about the new listing
Share the exclusive right to sell agreement with the title company
Provide seller information to initiate paperwork with the title company

Commission and Additional Information

Inform the title company about the commissions for each agent
Share any additional commission details, if applicable

Listing Process Assistance

Aid in obtaining necessary signatures on documents
Facilitate correspondence during the listing process

Compliance and Regulations

Ensure listing folder adheres to Red 1 and Ohio Division of Real Estate standards
Submit listing folder for review and compliance check

Contract and Closing Management

Update property status in the MLS once it goes into contract
Close out the MLS entry once the property has successfully closed

Contract to Close

Contract to Close Services

Contract to Close: Once you enter into a binding agreement, you will simply send us an email detailing the property address, and we will get to work on the following tasks: Contract Timeline: We will create a comprehensive timeline outlining all important milestones per the contract. Introduction Email: We will send an introduction email with the contract and timeline to all relevant parties (lender, title company, agents, clients). Please make sure to CC us on all correspondence. Client Information: We will send the title commissions, client information, and any other information necessary for the transaction. Calendar Milestones: We will add all milestones to your calendar and adjust the dates as needed. Email Reminders: We will send email reminders for important deadlines, such as loan applications, loan commitments, earnest money deadlines, and more. Earnest Money: We will send instructions to your client for depositing earnest money with Red 1 Realty, and if you're on the listing side, we will ensure the earnest money is collected and provide receipt confirmation. Earnest Money Release: If the earnest money is being held by Red 1 Realty, we will request the release of earnest money to ensure it's received by the closing day. Home Warranty: We will order and distribute the home warranty to all relevant parties, including the title company and the client, and add it to Dotloop. Real Estate Disclosures: We will coordinate all necessary signatures on real estate disclosures. Utility Information: We will provide the necessary utility information to both parties to ensure a smooth transition of services. Addendums: We will draft addendums with your provided verbiage and send them to the necessary parties for signature. Preliminary Settlement Statement: We will obtain a copy of the preliminary settlement statement to confirm purchase price, agents commission, additional commission (if applicable), seller/buyer closing costs and home warranty. Commission Wiring Instructions: We will send wiring instructions for the commission to the title company. Commission Request: We will fill out the request for commission. After the transaction has closed, we will request the settlement statement and submit the closing folder for review. Team Split: We will need a list of team splits so we can accurately fill out the request for commission and send it out for you to review and sign off on. Please note, there are certain activities that our services do not cover, which include: Activities prior to entering into a contract Writing the request to remedy or response to remedy Ordering inspections Attend closings Schedule closings, unless requested by the agent Contract to Close Fee: $299 - Paid after a successful closing. If the contract is terminated, the fee is waived. This can be a free service to you by passing the fee on to their clients! Simply add the $299 fee onto the Buyer Agreement or Exclusive Right to Sell.
